This should help speed up the application process, identify specific issues relating to a particular site and reduce the likelihood of pursuing applications that are completely unacceptable, thus preventing unnecessary financial outlay.

Significant resources are allocated to this service, and it has been decided that the cost of providing the service should be recovered directly from its users. As a result, there is a charge for this service which is based on the estimated amount of time it would take for Development Management officers to formulate their response.
When we receive your enquiry, it will be logged onto the system and a fee request letter will be sent out so you can decide whether or not you wish to proceed with the advice.
We will endeavour to respond within 10 working days of receiving payment, although longer may be required for more complex matters or if views have to be sought from other parties or consultees. Advice cannot be provided until the fee has been paid in full. If you pay online for such advice, please make sure to select 'Planning Advice with VAT' from the dropdown.

To gain the maximum benefit from this service, please send us as much information about your site and the proposal as possible, preferably with some sketch drawings and rough measurements. The more information you are able to provide us with, the more specific our advice will be.
Advice is given informally, without prejudice to the formal decision making process of the Council.

The Environment Agency provides pre-planning application advice for a proposed development site which is a hectare or more, in flood zones 2 or 3, is close to a watercourse, is on potentially contaminated land, or is to handle waste or hazardous substances.
